TERMS AND CONDITIONS OF USE AND BOOKING

The activity consists of Local Accommodation and holiday-home rentals.
2. Purpose
These Terms and Conditions govern the use of the website and the general conditions applicable to accommodation enquiries and bookings made through or originating from the website.
Specific conditions communicated to the guest at the time of booking supplement these Terms.
3. Bookings
Bookings are subject to accommodation availability for the requested period.
To make a booking, the guest must provide the required information and make an initial payment of 30% of the total cost of the stay by bank transfer.
The booking will only be considered confirmed once payment has been received within the period communicated to the guest.
4. Length of stay
Unless expressly agreed otherwise, the standard rental period is 7 days.
From 1 July to 30 September, check-in is available on Saturdays only.
During the remainder of the year, check-in may take place on any day of the week, subject to availability and normally maintaining the 7-day rental period.
Between November and April, monthly rentals may also be available, subject to availability, price and conditions agreed in advance.
5. Prices and payment
An initial payment corresponding to 30% of the total cost of the stay is payable by bank transfer when booking.
The remaining 70% may be paid:
- by bank transfer up to one week before check-in; or
- in cash at the accommodation when the keys are handed over.
Payments are not processed online through the website.
The applicable price and included services will be those specified in the corresponding booking confirmation or agreement.
6. Security deposit
A €100 security deposit may be required in cash on arrival.
The deposit will be returned at the end of the stay when the keys are handed back, provided that there are no damages or other amounts justifiably attributable to the guest.
7. Check-in and check-out
Check-in is from 3:00 p.m. and check-out must take place by 10:00 a.m.
Guests should contact the person responsible for the accommodation before arrival, using the contact details provided to them, to arrange their arrival time and key collection.
8. Cancellation by the guest
If the guest cancels the stay, amounts already paid are non-refundable, except where otherwise required by mandatory applicable law or expressly agreed between the parties.
Guests should carefully check the dates, accommodation and booking conditions before making payment.
9. Inability to provide the accommodation
If, for reasons attributable to the accommodation provider, the booked accommodation cannot be provided under the agreed conditions, amounts received in relation to the booking will be refunded, without prejudice to any other rights arising under applicable law.
10. Use of the accommodation
Guests must use the accommodation, furniture, equipment and facilities carefully and for their intended purpose.
The accommodation should only be occupied by the persons covered by the booking unless otherwise authorised.
11. Damage
Guests are responsible for damage caused to the accommodation, furniture or equipment during their stay where such damage results from negligent or culpable use attributable to them or persons for whom they are responsible.
12. Departure conditions
At the end of the stay, the accommodation should be left in an appropriate condition, including free of rubbish and unwashed dishes.
Equipment used during the stay, including the barbecue where provided, should be left in appropriate condition and, as far as reasonably possible, as it was found.
13. Pets
Pets are not permitted without the prior authorisation of the owner or accommodation manager.
Where a pet is authorised, specific conditions may apply and will be communicated to the guest.
14. Website information
Reasonable efforts are made to ensure that information, photographs and accommodation details are accurate and current.
Changes, errors or omissions may nevertheless occur. Specific conditions communicated and accepted during the booking process prevail over general website information where a difference has been duly communicated to the guest.
15. Intellectual property
Website texts, photographs, images, graphics and other content are protected by applicable intellectual-property legislation unless otherwise stated.
Unauthorised reproduction, modification, distribution or commercial use is prohibited except where permitted by law.
16. External services
The website may incorporate third-party services including YouTube and Google Maps.
Use of those services may be subject to their providers' terms and policies and, where applicable, to the user's consent preferences.
17. Privacy and cookies
Personal-data processing is described in the Privacy Policy, and the use of cookies and external services is described in the Cookie Policy.
Optional cookie preferences can subsequently be changed through the “Manage cookies” option.
18. Complaints
Guests may submit complaints using the contact details available on the website and, where applicable, through Portugal's Electronic Complaints Book.
19. Applicable law
These Terms are governed by Portuguese law and directly applicable European Union law, without prejudice to mandatory consumer rights.
